Master bedroom ceiling — water staining

Major

Localised staining was observed to the plasterboard ceiling. The pattern is consistent with moisture entry above this area. No invasive testing was undertaken.

Recommendation: inspect roof coverings, flashings, penetrations and drainage paths above this location before internal make-good works.

Cracking was noted to the western external wall. The largest visible crack was approximately 7mm. The cause cannot be confirmed from a visual inspection alone.
